**2 hours required for the average 3 bed semi, please leave a note if the property is larger than average** Please let your vendors know that we will require access to the loft space (if applicable), electric/gas meters and boilers/hot water tanks. Please ask for dressing gowns etc to be removed from the backs of doors. The EPC is a non destructive survey so if there is any retrofitted insulation to the roof, walls, floor and ceiling that is not immediately visible to the eye then please ask the vendors to have the documentation to hand, otherwise any insulation will be assumed to the building regulations at the date of construction. Please ask your vendors to allow access to all rooms (including garages) and storage.
